RVs can be like homes. Just take the wheels off and it is not going anywhere, just like a home doesn't go anywhere. The good thing about ‘permanently’ setting up a travel trailer is that after a few years you can reverse the foundation and move to a new location. A home takes more work to move.

Setting up a travel trailer permanently is also like choosing a home. You have to decide on which location will be the right spot for you and your spouse. The next key would be to make sure the ground is perfectly level. If it isn’t, you won’t be comfortable.

To learn more about setting up an RV or travel trailer permanently, just keep reading our article. It has the information you need to know about in order to get the job done correctly. RVs and travel trailers need the same basic key elements to work properly.

Setting Up a Permanent RV Site

Some people enjoy the RV or travel trailer life. The main reason that they do is that they can pick up and move to a new location when they have exhausted all the fun things to do in their current place.

Then some have found the perfect spot and do not want to move from it. That is the time to think about setting up the travel trailer permanently. There are very good reasons why you should consider finding a perfect spot to live in.

One reason is that you only have to do this task once. With the constant moving around, you are setting up, leveling, and taking down every time you want to explore a new region of the country.

Another reason to set up a permanent travel trailer spot is that you have explored the country and now found the right spot where you want to spend your retirement. Whatever the reasons you have, setting up a permanent travel trailer site is a good idea.

You get a bit more stability, you can become part of the local community and it doesn’t take that much more work than setting up a site temporarily. There is something you should be wary of though, and you should check into this before you start all the work.

There are some counties, cities, or states that will level property taxes on your travel trailer if you remove the wheels. They will do it to RV owners who do the same thing. Keeping the wheel son and the travel trailer licensed avoids paying those taxes.

Check with the local authorities of the area or the campground owners you are setting up in to make sure. You never know what different regions will do when it comes to taxes.

How to Set Up a Travel Trailer Permanently

There are a few steps involved in this process and you should follow each step to make sure you get it right. Nothing is worse than a bad set-up as it makes permanent travel trailer life a lot more awkward than it should be.

Step 1. The decision

This is the most important part of the process as you have to decide where you want the travel trailer to remain permanently. If you are not happy with the area, you won’t stay that long so make sure you get the perfect spot for you and your spouse.

Step 2: Leveling

This is the next most important act you will do in this process. If the TT is not level you will have a hard time sleeping, cooking, and even relaxing. Also, toilets and other appliances may not work that well when the TT is not level to perfection.

That can lead to some uncomfortable situations including your food not staying fresh or cooking properly. Plus, you may get false indicator readings which will affect how you empty your tanks or refill them.

If you are going to be in an RV park, most concrete slabs have been installed by professionals who know how to get the pad level. You won’t have much to worry about on those pads.

However, if you go to a campground or apiece of raw land, leveling your TT will take a bit more work to get it right.

Step 3: The foundation

If you are going to a regular RV campground that allows permanent set-ups, then you do not have to worry about this step. The foundation is ready for you. You just have to supply the necessary equipment like cement blocks, 2 x6 or 2 x8, or whatever size wood you want along with stabilizers, leveling blocks, and wheel chocks.

If you are building your own permanent site, then you have to consider drainage issues, and making sure the ground is level while still being able to drain. Your foundation should include drainage rock, then some concrete patio stones some wood blocks.

What you eventually use will be up to you but it should protect the ground underneath your trailer. You can remove the tires if you want, which may alleviate leveling issues, and you can either store those tires or sell them if you plan on staying in one spot for more than 7 years.

Some people suggest removing the axles and selling them as well, but that seems to be an extreme measure unless you are never going to more the travel trailer again. How you do this stage of the process is again up to you just make sure to take into account the height the tires add to your positioning.

The battle is basically over once you have leveled the travel trailer. Everything else after that is minor in comparison to this one task.

How to Level Your Trailer

As we have said, this is the main priority when you want to have a permanent setup for your travel trailer. If the trailer is not level, nothing else matters as you will be encountering a lot of difficulties every day you live in the rig.

Some people say that using pressure-treated wood piers is a good leveling tool, but use them at your own risk as these pieces of lumber can still absorb water, rot, and split on you. When they do, it can be very difficult to replace them.

• Step 1: Once you have selected your permanent site, put a level on your TT to see how level it is and where you need to add some leveling equipment.
• Step 2: Use leveling blocks to help you get the tires in the right position. These leveling blocks are similar to the Lego toy. That means you can add to or subtract from them in order to get the right height for the tires.

When you move your trailer onto these leveling blocks, make sure to center the tires exactly. A little bit off-center may affect your level or it may help the tire deteriorate faster, making it unsafe to drive on if you decide to move.

• Step 3: Add the wheel chocks as these can prevent your tires from moving. If you want extra safety, then locking wheel chocks will be the better option. Also, go with the set that is on sale in your local RV or department stores. Professionally made wheel chocks are usually safer than DIY options.
• Step 4: O nce those steps are done, lower your tongue jack till it is in the right position. A couple of pieces of wood measuring 2 x 10 inches in size should provide a stable surface to lower the tongue onto. Make sure to hit the pieces of wood dead center.

Or you can go with a plastic wheel dock or concrete patio stone if you are worried about rotting, splitting, and other issues that come with wood.

• Step 5: Use stabilizing jacks to help keep your travel trailer from moving during wind and other storms. These may already be installed in your trailer but if not, they are widely available. Just make sure to get the stabilizing jack that is strong enough to hold the weight of the travel trailer.

Some people confuse stabilizers with levelers and the latter term is what you are actually looking for. They will hold the weight of the corners with ease and help keep the travel trailer level.

5th Wheel Permanent Setup

A lot of the previous instructions will work for the permanent set-up of a 5th wheel. However, you do not need to take the tires off or any weight off the tires. Most 5th wheels are set up to handle the weight.

Once you lower the jacks, you can block up the trailer and put some skirting on it to make it look nice. This will protect the wheels from the weather, which tends to age the rubber even as it sits still.

If you are blocking, then you may have to do a lot of shimmying to make sure everything fits into place. Some people raise the 5th wheel to take pressure off the tires and then lower the frame onto cinder blocks to reduce or eliminate any shaking.

Make sure to level the trailer using the onboard system first, then do any fine-tuning manually. Everyone has their own way of fine-tuning that meets their situation and makes sure the frame of the trailer does not get damaged.

RV Sewer Hookup Permanent

This is a necessary step when permanently setting up your travel trailer. The system pipes that come with your rig are often reinforced flexible plastic not meant for long-term use. They can wear out on you and you will end up replacing them more often when you are in a permanent situation.

• Step 1: Put a sewer adapter on the RV ’s holding tank drains.
• Step 2: Measure the distance from the bottom of the adapter to the ground and subtract 2 inches. Cut that piece out and clear any burrs on the end using fine-grit sandpaper.
• Step 3: Add a 4-inch long section of 3-inch diameter rubber hose to the end of the sewer hose adapter. Use a hose clamp to attach this piece. Next, put a 3-inch diameter PVC elbow to the bottom of the vertical piece you cut out. There is no need to glue it together.
• Step 4: Cut a 6-inch piece of 3-inch diameter PVC pipe. Using the two-step PVC glue, place the 6-inch piece on the elbow and let it dry.
• Step 5: Cut a horizontal piece of PC pipe to the actual size you need.
• Step 6: Connect the pipe to the sewer drain and glue it into place. Make sure all connections are tight and fit together snugly as you do not want any leaks.

Permanent Camper Setup Tips

• 1. Check the air pressure in your tires to make sure they are at the right levels. Tires can lose air pressure fairly quickly.
• 2. Cover your wheels to protect them from the weather and help them last longer
• 3. Consider going solar when you are sitting permanently on a site. This will help reduce dependency on the grid
• 4. Have the best driver back your rig up onto the wheel levelers. That way you know the wheels will be centered on the levelers correctly
• 5. Check your hoses to make sure they can endure changes in temperatures. Insulate them to help protect them.

Some Final Words

Setting up a permanent location is not a bad idea. You get to enjoy the area you like the most and have a lot of stability. Plus, a permanent site can act as a nice getaway location when you need a break from the rat race.

Your travel trailer is always ready for you when you visit and you do not have to set it up every time you use it. Just make sure to protect the tires and other vital equipment.

Or perhaps you are looking to save some money on housing. Do any of these sound familiar? I can help you.

I spent time living in our travel trailer with 5 kids and a dog in a seasonal RV campsite in Massachusetts.  I learned so much and I’m happy to share everything with you. 

Whatever your reason, the minimalist lifestyle can be closer than you can imagine by planning accordingly and learning the correct steps to set up an RV for permanent location use. 

Turning an RV into a Permanent Home in Five Basic Steps:

If you’re asking yourself, “Can I use my RV as a permanent home to live in?” the answer is yes. You can use your camper as a permanent home. However, you need to know what you’re getting into before packing up and searching for your own homestead.

If you’re an RV owner and have been playing with the idea of renting a seasonal or year-round campsite, we’ve got you covered. In this article, we’ll take you through the steps to set up a permanent RV for living in.

How to Set Up a Permanent RV

Now that we’ve briefly discussed the five main steps of how to set up a travel trailer permanently, I will dive into each step to provide you with specific details and information.

Choose an Ideal RV Location

Choosing the right location for your permanent RV setup is essential . After all, if you want to make an RV into a permanent home, you’ll want to put some thought into it.  

Ask yourself whether having amenities are essential to you or if you’re more interested in living entirely off the grid or “boondocking.” Many RV campgrounds and campsites offer long-term residency for RV campers.

Many people in the Northeast states rent seasonal or permanent RV sites and return year after year.  

I can say from experience, living off-grid with no hookups, no Wi-Fi, and no cell service may be fine for a weekend away – but it gets old quickly. 

We lived in a seasonal RV spot with water and electricity.  Dump service came weekly for the blackwater and we had the option to connect to graywater disposal for a leach field.  The Wi-Fi did not reach and the cell service was spotty.  

However, we did enjoy the pool, mini-golf, and small arcade that were onsite.

If you prefer more amenities, it might make sense to you to look into privately-owned RV parks, luxury parks, or KOA campgrounds.  One thing to note is that some of these campgrounds charge extra for additional people, so a family with kids may be more expensive. 

If RV parks aren’t your thing and if you’re not looking to be remote, another option is to consider buying or leasing RV-deeded land to set up. Several online resources feature land for sale or lease. 

Deliver Your RV to the Site

Once you have picked the location that your motorhome will be permanently set up on, you will need to deliver your RV to the site.   If you have a motorhome or tow your own trailer this will be easy.  Otherwise, you will need to hire a contractor to move and deliver your RV.  

In some areas – such as New England – this is quite common, and you can find a contractor by an internet search.

The benefit of hiring a contractor is that they will help you level the camper and may even be able to connect the hookups. 

When we moved our RV from Colorado to Massachusetts, we found a contractor on Facebook who came highly recommended.  

Level Your RV

Even if you’re staying in an RV park with paved slots, you will need to level out your RV. To start, you should pick a spot that is already reasonably level and clear any debris out of the way. If the space is too uneven, it may be a headache to get it level by yourself. 

There are several reasons why leveling your RV is essential.

First, some of your systems may not work correctly.  The sink and toilets may have trouble draining, which can lead to clogging. The refrigerator could malfunction due to coolant lines clogging up. Even your food could cook unevenly.

Also, an unleveled camper can affect your sleep. Sleeping at a tilt will make you feel like you’re constantly falling out of the bed and can be very uncomfortable.

You should have an RV level with you whenever you go out on the road. RVs are generally made with level indicators on the rig.  However, if yours is missing or broken, you can place a level like this in the doorway of the RV. Additionally, you can find many types of affordable stick-on levels on Amazon which work just as well.

Once you’ve parked your RV at a fixed location, a device like the LevelMate Pro is another great option to aid in leveling your travel trailer. This system mounts directly to the vehicle and measures the amount it’s off-level. It will tell you how much height should be added or subtracted from each side to make the rig level.

Place Leveling Blocks Next to Wheels

Proper leveling blocks are worth the investment if you plan to park your RV in a location long-term. Another alternative is pressure-treated lumber, but make sure the wood is in good condition and there isn’t any rot. Ensure the blocks are wide enough for your wheels since this can cause damage if they aren’t the correct size. 

Carefully place the blocks at the front of the tires on the side to be raised. 

Drive Your Trailer RV Tires Onto the Blocks

With the help of someone else, carefully drive the RV up onto the blocks. Make sure the person guiding you has experience with the correct hand motions. 

Try not to overcorrect and go easy on the gas. If you don’t get it right the first time, readjust, and try again. If the tire is hanging off by just a little bit, it can cause significant damage, resulting in a flat at a later – likely inconvenient -time. 

Again, since we’re thinking long-term for our location, wheel chocks will be necessary once you are in the correct spot. It’s a good idea to invest in a quality pair from a hardware or camping store. 

Place the wheel chocks behind the tires that will be bearing the weight of the slope. If this is unclear, you can place wheel chocks on either side of the tires. 

Lower the Tongue Jack on a Trailer

You can find the tongue jack at the front of the RV travel trailer. This is used to raise the trailer off the hitch of the tow vehicle. In preparation, you may want to lay down a couple of pieces of wood or a metal plate to provide sound footing, and so it won’t sink into the soft ground quickly. 

Carefully lower the jack and make sure the wood planks are well centered.  When the tongue is above the ball of the hitch, drive the vehicle away from the trailer.  Now, raise or lower the jack to make sure the trailer is level front to back. 

Have someone place a lever inside the center or threshold of your RV, and have them keep an eye on it to ensure you’re staying level as the jack is lowered.

If you are in a fifth wheel, you will simply disconnect the fifth wheel hitch.  You will not have a tongue jack but can use a tripod stabilizer on the front. 

If you plan to park your RV in a permanent location for an indefinite amount of time, it’s a good idea to secure the four corners of your rig with stabilizing jacks. The stabilizing jacks prevent the RV from rocking side-to-side or from tilting onto the tongue jack. 

Pro tip:  Stabilizing jacks are not meant to bear the weight of the camper or be used for leveling.  So make sure to get it level with the blocks and tongue jack. 

Most RV’s will come with either electric or manual stabilizing jacks . If yours doesn’t, you can purchase these online or in any camping store. 

When planning on turning an RV into a permanent home, correctly hooking up to power and water is important for your safety and long-term comfort.  If your site has power, ensure you are connected to the correct plug-in. Since this is your new home, protect the camper’s wiring with a surge protector between the shore power and your plug.

Next, you will need to set up your permanent RV water hookup. Use a drinking water-rated hose and pressure regulator to hook up your RV to the water supply.  If you are living in a cold area, you’ll also need to check with the campground about their procedure for preventing the lines from freezing.  Many year-round hookups have heat tracing and insulation.  

Don’t forget to hook up the gray and blackwater sewer connections. A good quality hose and hose level will be important here.  

If you do not have a sewer hookup you will want to have the blackwater tank pumped weekly. This was part of the deal when I lived in a seasonal spot at a campground.  In other places or on private land you can contact the local portable sewer service and ask for dump service. 

Since you will be living in your RV or travel trailer, you will need to have your belongings organized and available for everyday use. The main challenge is going to be the limited space inside.  Plus you will want to be careful to save the propane for necessary tasks.

Many people love Ikea and the dollar store for organizing an RV.  There are so many unique ways to use the different boxes, tubs, and shelves available. 

When first moving in to your RV, only bring what you need. You may soon realize that you need to pare down a couple more times.  Once you are in your permanent spot, you will need to clear out unnecessary items regularly so you don’t collect too much stuff.

Your kitchen is a good area to focus on staying organized and learning to use the space and power efficiency.  You will have to bring in propane bottles, so many full-timers use electric appliances that run on shore power.  I love my Insta-pot , electric skillet , and water kettle . 

Your cleaning regimen will also change when you are living permanently in an RV.  The small space will get dirty quickly – but it will clean up quickly as well.  Our cleaning checklist will help you pack just the right amount of cleaning supplies.

Set Up Your Outside Space

Permanent living in an RV is not like camping for the weekend.  Your campsite will be your patio, driveway, and your front and back yards.  Many people take advantage of this space by setting up structures for their comfort.  

Some of the easiest steps are to place a weatherproof outdoor mat out in front and set up nice camping or patio chairs . A good folding table and some storage bins will help too.

Storage will be one of your biggest challenges.  You will likely have extra gear, toys, and tools that need to be organized and stored.  You can get plastic bins and take advantage of the room under your camper to keep everything tidy. 

Some people build semi-permanent (or even permanent structures) like a storage shed or deck at their campsite.  Check the rules at the location that you have picked and plan for adding amenities that will make the space feel like home. 

4 Tips You Need To Know Setting Up A Permanent RV

Now that you know the steps to set up and stabilize your RV, below are a few expert tips on how to set up a travel trailer to live in. 

Check on and Care for Your Tires

You already know to check your tires on the road, but it’s also essential to check them when you set up your RV for the long term. Tires can lose air pressure quickly if they are older. 

It’s also a good idea to cover your tires when you’re parked. Covering your tires will protect them from the elements and sun, and extend their life span ( source ). 

Check Your Fuel and Engine Oil 

It’s critical to check your fuel levels, engine oil, and filters – even if you’re stationary. Your water heater will probably need propane to keep running, and you should run your generator and engine frequently if you are living in a motorhome. Run the engine weekly to check for issues. Starting the engine will help maintain your battery life and circulate the fluids.  If your engine oil is dirty, it could corrode your engine. 

Many people add an extra-large propane tank and even have propane delivered to their campsite.

Check Your Batteries

Even if you’re on the electric grid, it’s vital to check the health of your RV batteries frequently. Know what kind of batteries your RV needs and how they work. You don’t want to be unprepared if a power outage occurs.

Make Your RV Feel Like Home

Here is the fun part! Since you’ll be making your RV home for a while, you should make it feel that way too. 

Make the inside of your motorhome cozy with soft mattresses, bedding, cozy rugs, throw pillows, and soft towels for the bathroom. Many people choose to lose the brown RV colors in favor of painting the inside fun or brighter colors.  Hang up some family pictures or your favorite artwork using wall putty or Command strips . 

Stay organized by hanging hooks for keys and pet leashes and using storage bins to store personal items.  I love these large foldable cloth bins from Amazon .

Make the outside welcoming by rolling out mats and a fun doormat , and set up a table and chairs for seating and dining. Add some lighting with light strands and solar yard lights . Get a nice propane outdoor firepit , or line a dug-out firepit with nice rocks and surround it with comfortable chairs.

What To Use To Act As Your RV Foundation

We briefly touched on the RV foundation at the beginning of this article, but it’s worth mentioning again. Many experts have weighed in on the best foundation ideas.

If you’re not going to be setting up on the pavement, there are some other options. However, depending on the soil, you will need more than just the jack stands on bare ground. 

Some experienced RVers have recommended a reinforced concrete pad over a base rock as the most permanent solution for your RV location. The downside to this is that it’s expensive to install and remove if you change your mind later. Depending on the soil, it may not be the best choice.  

Should I Put My RV on Blocks?

Good quality leveling blocks are your best option for affordable, long-term stabilization at your permanent RV location.

Many newer, Lego-shaped blocks have a design that allows them to snap together to bring your camper up to the desired height. You can also use them to create a ramp for your RV’s tires and ensure that they are the correct width for your tires.

Depending on the soil you may need to lay down a better foundation under the plastic leveling blocks such as rocks, pavers, boards, or metal plates.

Frequently Asked Questions (FAQs)

How do i get mail as a permanent rv resident.

Mail is something we may take for granted, but when you set up your RV as your permanent home, it’s something you need to consider. 

One popular way to receive mail when living in an RV is to set up a PO box in a nearby town.  However, you may not be able to ship all packages to a PO box (like new camp chairs from Amazon) so you might need an alternate location for large packages.   

Some people use a friend or family member’s address. It is a good choice if you’re not staying in a campground or if the campground doesn’t accept mail. 

There are also several professional RV mail forwarding services that are good options for permanent RVers.  These services will scan your mail and send you photos of the documents so you can be remote if you need to be. 

How Can I Ensure I Have Good Wi-Fi?

If you plan on working from your RV or if you need to pay bills online, you must have a strong Wi-Fi connection. Trust me, not having Wi-Fi can be one of the biggest challenges to modern daily life.  (I had to walk  two blocks to the front of our campground and sit outside the office for a long time before we got this solved.) 

Since campground Wi-Fi can often be spotty, you’ll want to ensure that you have a reliable cell phone with a good data plan and set up a mobile hotspot .  The most reliable, but most expensive option, is to use satellite Wi-Fi.  I have used this in very remote locations and the only thing that had a lag was FaceTime (Zoom worked if we were patient). 

Final Thoughts About Setting Up an RV for Permanent Use

Setting up camp for a season or even for a year is a delight on its own. You get to experience a new landscape and community that you can bond and grow with.

For some, it can be overwhelming, but if you know the basic steps then you should be good to go. After all, experiencing it will teach you the ways of living in an RV.

Purchasing chocks in leveling a travel trailer requires careful consideration of some essential factors. These objects will help stabilize the vehicle while it’s parked in a permanent spot.

Consider elements like the size, maximum allowable weight, and quality of the build when shopping for the best RV chock on the market. Also, don’t forget to take note of your budget to make sure you’re not overspending on these items.

Many of these items come in the form of large Lego blocks. As the name implies, you use RV leveling blocks to help adjust the level of your rig.

The most important aspect to look into when buying RV blocks is the materials’ durability. The blocks’ construction should handle the weight of your vehicle. Plus, durable leveling blocks secure the wheels. Otherwise, they’re going to fall and you’ll lose the adjustments made.

Stabilizer jacks

Many motorhomes, campers, and travel trailers will already have stabilizer jacks as part of the package. These devices will help your rig stay in one place at an optimal level for extended periods.

Step 1: Select a Level Location

As you’re searching for a permanent site to park and level a travel trailer, use your level to check the ground’s angle. If you’re going to park the vehicle in sloping terrain, the position of the bubble in the level on the travel trailer will go to the far left or far right.

If that scenario happens, find another permanent site wherein the bubble in the RV level doesn’t stray too far from the center. This way, you’ll only need to do some minor adjustments to level your camper vehicle.

Step 2: See how level your trailer is

One way to make this step easier than average is to use the level on the trailer’s door for measuring. The low side is the side that should be raised.

Step 3: Remove Clutter and Debris from the Area

Prepare for the leveling process by clearing the area. Drive your travel trailer away from your preferred parking spot temporarily. Clean and remove any visible clutter and debris from the area as these objects may inhibit you from getting accurate results.

Remove debris or stationary objects including large rocks, logs, and long branches to avoid issues. If you’re going to pick a permanent spot with other campers nearby, ask the other RVers nicely to move their vehicles for you to check the level accurately.

If you’re using RV leveling blocks that look like Lego pieces, snap those items until you form an object that looks like a small staircase. But if you’re using level blocks that look like ramps, you can place those variants near the vehicle’s tires without prior stacking.

Make sure that the RV leveling blocks are as near as possible to your tires for optimal stability. Also, you may use some small pieces of wood with flat surfaces to adjust the height of the level if needed.

Keep in mind that you should place the leveling blocks before the travel trailer. Otherwise, you can also place a block to the tire at the tip of the trailer or at the vehicle’s rear end if these areas need further adjustments.

Step 5: Drive Your Trailer onto the Blocks

At this point, your travel trailer’s tires should still have a gap between them and the level blocks. Therefore, lift drive your trailer and move it onto the leveling blocks.

Consider having a friend or someone reliable to tell you when to stop moving the trailer onto the leveling blocks. This way, you can avoid having your trailer move too far or the tires will overhang from the blocks. If so, it can severely damage the tires’ steel belt ply.

The risks can increase if your travel trailer has pressure treated tires.

Step 6: Install the Wheel Chocks

Next, place the RV wheel chocks near your rig’s tires. Make sure that each chock is in the center of each tire. Additionally, each chock should be snug against the tire treads.

For small travel trailers, you may use one chock per tire. However, consider using at least two wheel chocks per tire to have optimal stability.

The two chocks should be in the front and back of every single wheel. Therefore, if you have a two-wheel camper, double the number of chocks to install for great stability.

You should also use more chocks if you’re going to use wheels with wheel spacers. Two-wheeled trailers should use the amount of chocks relative to the two wheels to be as stable as possible.

Step 7: Lower the Tongue Jack

Lay down 10×2 inch pieces of wooden planks before you lower the tongue jack on your RV. Take note that this process is at the front of the travel trailer. With the planks, the tongue jack should prevent the entire weight of the trailer from sinking into the ground.

Step 8: Use Stabilizing Jacks

Use your travel trailer’s stabilizing jacks on the four corners of the rig. These items can also help in making fine adjustments to the rig’s level. However, the primary purpose of the jacks is to prevent the vehicle from falling or rocking.

If the ground is fairly soft, add a piece of 10 x 2-inch pieces of wood on the ground. It’ll help give the jack a tough, solid surface to stand on while it’s holding the weight of your vehicle.

The first is to use a standard bubble level, which can be placed on the floor or a table. The second is to use a digital level, which gives a more accurate reading. Whichever method you choose, make sure to check the level in both the front and back of the trailer, as well as from side to side.

Place Leveling Blocks

If you have ever stayed at a campsite for more than a night, you know how important it is to level your travel trailer. These days RV parks and campgrounds are gearing themselves to attract RV travelers who want to establish a permanent home base in a prime area surrounded by attractions.

It’s an especially popular trend for productive fishing lakes, as well as short-term winter retirement villages.

If you will be parking your travel trailer at a campsite, or RV park for the summer or perhaps indefinitely, you will want to get it right the first time.

One of the most important parts of permanently parking a travel trailer is leveling it.

In the kitchen, and unlevel travel trailer can go from being something annoying to the cause of a serious accident.

Sure, things rolling out of a cupboard, and inconsistent pancakes might seem like the sort of thing you can live with for a while.

Yet a pan full of bacon grease that slides off a range top when you step away for a moment can be a serious catastrophe for your travel trailer’s flooring!

Appliances can also suffer from an unlevel travel trailer. If you have a traditional refrigerator in your travel trailer’s kitchen, improper leveling can affect the freon cooling system.

Not only can this affect the performance in the short-term, but it can also shorten your travel trailer refrigerator’s lifespan.

All these seemingly minor headaches and possible safety problems can start to add up over the course of a single vacation.

In time, you might even find yourself not wanting to go to your permanent RV site as much, which is the money going down the proverbial drain in lot rental fees.

Are Permanent Travel Trailer Spots Level?

Unless you are renting a permanent campsite at an RV park with a professionally installed concrete slab, chances are you will have a hard time finding a perfectly level spot to park your travel trailer in the long term.

If you are going to be permanently keeping your travel trailer off the grid on a piece of raw land or at a long-term summer campground, you need to expect to deal with leveling issues right out of the gate.

Tips For Picking A Level Spot To Permanently Park Your Travel Trailer

A discerning eye is a helpful tool when it comes to picking a permanent spot to park your travel trailer. Though some other pieces of equipment can help.

If you are going to be renting a slip at an RV park for the summer or an indefinite stay, you might want to invest in a long concrete level.

There are even some tool and equipment rental agencies that can let you take one for a week for cheap.

This will at least give you a little bit of a gauge on how much adjusting you will need to do when it does finally come time to park up for the long term.

If you are going to be parking your travel trailer on a piece of raw land like a remote job site, or a piece of seasonal hunting land, you’ll need to take the terrain into account.

At first glance, you should be able to spot a significant slope. You might even be able to eye-ball a decently level looking area that offers a little bit of a view.

Here again, the concrete level will help you tease out the details of what kind of leveling challenge you might be facing.

Still, when you are dealing with leveling a travel trailer on raw land, you also want to take into account the firmness of the underlying soil.

What might seem firm, solid and level on a dry day in June, could turn into a soggy, uneven mess during a rainy spell in July.

If possible, you should give preference to an area with a firm or even rocky soil, over sandy, mossy, or boggy terrain.

Even something like a bunch of acorns can interfere with the leveling process in minute ways that will annoy you later on.

If you are going to be parking your travel trailer on raw land, you will need to take things to the next level.

Ideally, you want to clear the area down to the grass and soil. While you are at it take into account how you will be backing the trailer into place to clear a path.

You might also want to look overhead for any tree branches that need to be trimmed in advance.

The last thing you want to do is park your new travel trailer only to have a widowmaker branch come plunging through the roof.

A Special Tip For Preparing An Ice Fishing Site

There are some parts of the United States and Canada where ice fishing is very popular.

Many anglers will buy “Fish House” campers or ice castle travel trailers to park on a particular hot spot from December through to the middle of March.

If this sounds like your idea of heaven in the winter, then you need to take extra steps to level the area.

While ice itself might seem smooth, there are a lot of things that can alter the surface. Ideally, you want to park your ice castle travel trailer on virgin ice that hasn’t been fished before.

Even if you need to “Pop a few test holes” you still want to shovel away all the slush before it freezes.

If you or someone in your group has access to a plow, you want to clear away the snow all the way down to the underlying ice.

When also factor in where you are going to place your leveling jacks and tires. Something as simple as putting down a handy panel of plywood will keep your tires and jacks from freezing into the ice over the weather changes of winter.

How to Level a Travel Trailer on a Permanent Site

Step 1: Choose and Prepare Your Site

Find the most level site and clear it from all potential obstacles or things that could affect the leveling process.

Step 2: Check Your Travel Trailer With A Level

Chances are your travel trailer on its own isn’t perfectly level. Understanding its characteristics might help you when choosing the orientation of parking it nose-in or nose-out.

Step 3: Place Leveling Blocks Near Your Travel Trailer’s Tires

These lego-like blocks are sold in most large retail hardware stores. They are designed to be very sturdy.

When properly assembled they essentially create a miniature ramp for each of the trailer’s tires. You want to place them at the front of the tires on the side that needs to be adjusted.

If you are going to be parking your travel trailer camper somewhere for a single summer, you might be able to improvise with some pressure-treated lumber.

Still, if you are going to leave your travel trailer for more than say three months, or you aren’t parking on concrete, then you truly do need to invest in proper leveling blocks.

In the long-term wood is prone to water absorption, splitting, and rot, which will alter the level of the travel trailer and be very hard to deal with later on down the road.

Step 4: Carefully Drive The Travel Trailer Onto The Leveling blocks

This is exactly the sort of thing where you want at least one or two more pairs of eyes to help guide you.

You will also want to put your best wheel man in charge. Make sure the people guiding you are familiar with hand signals that they need to be conscious of your mirrors.

Take it slow and do your best not to overcorrect while backing up. You want the tires to be perfectly within the width of your leveling blocks. If they are over by even a little bit, you need to readjust and try again.

Leaving the tire tread overhanging for even a few months can damage the tire. It might survive a summer at the family campsite only to blow up on you when you’re driving it home on a traffic-soaked Labor day weekend.

Step 5: Firmly Place Wheel Chocks Around The Tires To Hold The Travel Trailer In Place

Here again, you can purchase a quality pair of wheel chocks at most hardware stores. If you are just parking up at a seasonal site for the summer, or a base camp for fall hunting trips, you might be able to get away with wood for a few months.

Otherwise, you want the professionally manufactured chocks. If you are frequently going to be away from your travel trailer, and safety is a concern, you might want to invest in locking chocks or taking steps to lock your chocks in place.

You want to make sure the chock is firmly snugged into place toward the unlevel side of the equation. Still chocking both sides of a tire is still a good idea.

Step 6: Slowly Start Lowering The Tongue Jack

Laying down a piece of pressure-treated lumber or a large paving stone in advance of lower the tongue will help give it a solid footing and prevent the jack from sinking into the underlying soil over time.

Place a level near the center of the travel trailer or at the threshold of the door. Carefully watch the bubble or have someone else keep an eye on it while you slowly crank the tongue down.

Step 7: Install Any Stabilizing Jacks

Many people who park their travel trailer permanently or seasonally will use stabilizing jacks at the four corners of their camper.

Some travel trailers come with them, some manufacturers offer them as extras. If you don’t have any stabilizing jacks, you might want to invest in some jack stands in the automotive section.

They are designed to prevent the travel trailer from rocking or shimmying side to side. You’ll also get fewer squeaks when you move around, and the tongue jack won’t have to bear so much long-term strain.

Crawl Space

A crawl space is a raised foundation that your home sits upon. This is quite similar to a pier and beam foundation, as it’s secured similarly. This option is one of the most common when choosing a permanent foundation for a mobile home.

The crawlspace is great for several things:

• Easy access to piping
• Great stability in earthquake-prone areas
• Cheaper option than a basement ($3,500 – $14,000+)

Most individuals find themselves between the $6,000 and $10,000 range when they pay for a crawl space foundation.

There are several issues when it comes to crawlspaces. They’re notorious for:

• Harboring rodents
• Trapping moisture easily, thus resulting in molded floor joists
• Not a lot of storage space

However, the rodent and moisture issues can be easily taken care of with several additional provisions.

Concrete Pit

Pit foundations are a great medium between a basement and a crawl space. Essentially, this is a concrete pit that is about as tall as a crawl space but made from concrete.

There are advantages to choosing the concrete pit style foundation, such as:

• It has the appearance of a stick-built home
• Allows for extra storage
• Extra space to hook up utilities

For $5,000 to $20,000, the concrete pit is still relatively pricier than a crawl space, but cheaper than a full basement.

There aren’t many disadvantages to a concrete pit, which is why many individuals choose this option as well:

• Does not provide additional living space
• Prone to flood issues

Flood risks can be eradicated with the proper safety measures in place.

Pier and Beam

A pier and beam option are sturdier than a crawlspace, but they are similar. The pier and beam setup have piers fixed into concrete and then beams that connect to each pier.

The advantages of a pier and beam foundation are:

• They’re relatively easy to execute
• They’re also cheaper, ranging from $2,500 to $10,000

Not to mention, the pier and beam foundation is the most common one among options for permanent foundations.

The disadvantages are the same as that of a crawl space:

• Harbors rodents
• Poor insulation
• Prone to moisture issues
• Pier and beam may not be accepted as a permanent foundation in your local area.

Keep in mind that these prices reflect estimates for mobile homes that range from 500 sq ft, to 2,000 sq ft.

Additional Qualifications

Besides the foundation itself, there are a couple of other requirements you need to meet to qualify as a permanent foundation. The mobile parts to your mobile home will need to be removed. Also, you will need to ensure your home has both vertical and lateral stability.

Removal of Parts

After your foundation is ready, you will need to remove all the wheels, the axles, and the hitch. The home will then be permanently affixed to the foundation of your choice.

If you do not remove the mobile parts of your home, it may still be considered personal property. Although this depends on the state in which you live.

When the mobile home is placed on the foundation, it should be stabilized. If a high wind comes through, your home cannot sway or topple over. If you do not have the proper stability, this will keep your foundation from being considered permanent.

What Are the Guidelines for Mobile Home Foundation Certifications?

In most cases, the foundation of your mobile home can have the structural design that corresponds to any code. However, if you’re looking to secure a loan that is insured by either the Veteran Affairs Department (VA), the Federal Housing Administration (FHA), or a conventional loan, your permanent foundation must meet the following criteria:

• Foundation certification must be carried out by a professionally licensed engineer. They must verify that the foundation system meets HUD/FHA/VA standards
• All mobile home foundation systems need to conform to the requirements put in place in the HUD Permanent Foundations Guide for Manufactured Housing (PFGMH).
• VA and FHA loans require that the mobile home be situated on a permanent foundation that complies with the rules presented in the PFGMH.

If your mobile home’s permanent foundation meets the standards of the FHA/HUD and VA, you will be given an Engineer’s Foundation Certification, guaranteeing that you meet the guidelines established to be eligible for a loan.

Alternative Foundation

Depending on where you live, certain areas will consider a simple concrete slab as an option. However, there will be specifications that you need to meet for this qualification.

Each state differs from the perimeters surrounding this circumstance. Therefore, you will need to do research and check with your local building authority.

The Skin Cancer Foundation Launches $500,000 Fundraiser to Purchase a New RV for Their Mobile Screening Program

June 17, 2024 (New York, NY) – The Skin Cancer Foundation, the leading nonprofit organization for public skin cancer education, today officially launched the Save Destination Healthy Skin campaign to raise funds for the purchase of a new RV for the Foundation’s mobile skin cancer screening and education program, Destination Healthy Skin . Nationwide wellness franchise Massage Envy signed on as lead sponsor of the campaign, donating $25,000 in support of the Foundation’s efforts.  

About the Destination Healthy Skin Program   

Inside the Destination Healthy Skin RV, which travels around the country each year, local volunteer dermatologists provide free full-body skin cancer screenings in private exam rooms. All visitors receive information about skin cancer warning signs and proper sun protection, as well as product samples courtesy of program sponsors.   

Skin cancer is the world’s most common cancer. If left untreated, certain skin cancers can cause disfigurement, or even be deadly. Luckily, skin cancer is often curable if detected, diagnosed and treated in its earliest stages. Daily sun protection also significantly reduces skin cancer risk.    

Through the Destination Healthy Skin program, volunteer dermatologists have provided more than 29,000 free skin cancer screenings, identified nearly 12,000 potential skin cancers and precancers — including 529 suspected melanomas — and distributed free skin cancer educational materials and sun protection products to more than 100,000 people. The Destination Healthy Skin program provides skin exams for many people who otherwise would not have had the opportunity. About 65 percent of program participants receive their very first skin cancer screening onboard the Destination Healthy Skin RV.

About the Save Destination Healthy Skin Campaign  

The Destination Healthy Skin RV, a 2010 model purchased by the Foundation in 2014, travels about 10,000 miles each year. The Foundation has put approximately 150,000 miles on the vehicle, and due to general wear and tear, maintenance costs for keeping the RV on the road continue to rise. The Foundation hopes to purchase a newer, more fuel-efficient vehicle for Destination Healthy Skin, with accessibility features that would offer an even better experience for program participants. In addition to purchasing a new vehicle, the Foundation will need to customize the vehicle to create a waiting area and exam rooms.   

“Our Destination Healthy Skin RV has helped us bring free skin cancer screenings and educational information to people all over the country,” says Deborah S. Sarnoff, MD, president of The Skin Cancer Foundation. “This vehicle is an integral part of a lifesaving program, but we need help to purchase a new RV that will allow the program to thrive for many years to come. Our goal is to raise $500,000, and we’re counting on the support of our incredible corporate partners and individual donors to help us get there. Every little bit counts.”    

The Foundation soft-launched the campaign at its annual Champions for Change Gala on May 15 in New York City. Following a brief video about the program and the need for a new RV, an in-room pledge drive raised nearly $100,000 to support the campaign.     

Massage Envy leads sponsorship efforts for the campaign with a $25,000 donation that the Foundation will highlight on social media this month and encourage followers to match.      

“Massage Envy is dedicated to enriching the people’s lives through wellness and self-care,” says Todd Schrader, Massage Envy Franchising CEO. “We are honored to work with The Skin Cancer Foundation to increase access and availability of skin cancer screenings, driving skin cancer education across the country.”

Donors have the option to make a one-time gift, provide recurring “monthly maintenance” gifts, or create an online fundraiser to support the Foundation’s efforts. The Foundation will recognize large donations on a plaque inside the new RV. The Save Destination Healthy Skin campaign will run through the end of 2024. If the Foundation meets its fundraising goal, they plan to purchase a new vehicle next winter and, by May 2025, be back on the road for another season of free screening events.

Detroit Riverfront Conservancy gets $35M fund to finish projects hit by scandal

Detroit — The Community Foundation of Southeast Michigan has created a $35 million fund to help the cash-strapped Detroit Riverfront Conservancy finish its riverfront projects amid the embezzlement investigation involving the former chief financial officer accused of stealing $40 million.

Officials said the money will pay contractors and support fundraising to complete the 5.5. miles of east and west riverfront projects. Those projects include the Ralph C. Wilson Centennial Park, which remains under construction, and final portions of the Uniroyal Promenade and Robert Valade Park.

“The Community Foundation for Southeast Michigan is committed to making our region a desirable place to live, work and play,” foundation President Ric DeVore said in a statement. “That’s why we must complete the Detroit riverfront. We are encouraged by how the philanthropic community is stepping up during this critically important time.”

The establishment of the fund comes as former Detroit Riverfront Conservancy CFO William Smith, 51, is accused of stealing $40 million from the nonprofit since November 2012. The conservancy fired the Novi resident on May 31, days before he was arrested and charged with bank and wire fraud, a 20-year felony.

Federal prosecutors have placed liens on the bulk of Smith’s real estate holdings , including his long-planned $3 million luxury cigar bar development in Detroit and properties owned by relatives, in an effort to recoup money the U.S Attorney's office says was stolen from the nonprofit over nearly 12 years.

Sources have said the Detroit Riverfront Conservancy needs as much as $41 million to finish the West Riverfront Park project — named after the late Ralph C. Wilson, a Grosse Pointe industrialist and longtime owner of the Buffalo Bills — and sustain its long-term operations of the park system along the riverfront into the future.

The Ralph C. Wilson Jr. Foundation is contributing a $10 million grant to the $35 million fund, officials said. The Wilson Foundation has authorized the Community Foundation to use assets of endowed funds at the Community Foundation to create a $25 million line of credit for future construction contractor payments. A line of credit will be reduced depending on fundraising and recoveries from the alleged embezzlement are received, officials said.

“Completing the revitalization of Detroit’s riverfront has been the conservancy’s mission from day one,” said Matt Cullen, board chairman of the Detroit Riverfront Conservancy, in a statement. “We are grateful to the Community Foundation, the Ralph C. Wilson Jr. Foundation, and other philanthropic partners who believe in this vision, and whose support has made our goal of building an accessible, beautiful, and exciting international riverfront a reality."

Construction of the riverfront projects is expected to be complete by the fall of 2025.

Officials said if the endowed funds need to be used, the Wilson Foundation will provide additional grants to ensure the Community Foundation can continue making community grants from those funds while fundraising efforts continue. Other funders have expressed support for the effort, officials said. Discussions with those groups will resume now that the fund has been created, officials said.

“Completing the full five and a half miles of the East and West Riverfront is fulfilling a promise to the people of Detroit and Southeast Michigan,” said David Egner, president & CEO of the Ralph C. Wilson Jr. Foundation, in a statement. “The revitalization of Detroit’s riverfront has been a collaborative community effort from the very beginning. We are grateful to the board and leaders of the Community Foundation for spearheading the pathway to completion in partnership with the Conservancy.”

Other philanthropic organizations that have played a role in the development of the RiverWalk and adjoining walkways through the city praised the Community Foundation of Southeast Michigan and Ralph C. Wilson Foundation for forming the new fund.

“We applaud the leadership shown by the Ralph C. Wilson, Jr. Foundation and the Community Foundation of SE Michigan during this time," said Darin McKeever, president and CEO of the William Davidson Foundation, in a statement. "We remain in close contact with the Conservancy’s leadership and others committed to completing the transformation of Detroit’s riverfront.” 

A Kresge Foundation spokeswoman said Monday the organization did not have further comment beyond what it shared in a Detroit Riverfront Conservancy statement on May 31. At the time the conservancy said its two largest donors, the Ralph C. Wilson Jr. Foundation and the Kresge Foundation, had pledged to renew funding for the riverfront projects.

“I have no doubt that philanthropy will collectively work toward a solution.” Kresge President and CEO Rip Rapson said at the time. “This redoubles our commitment to the project.”

Donald Rencher, president and CEO of the Hudson-Webber Foundation, said Monday the Detroit-based foundation was pleased the riverfront projects will continue.

"The Hudson-Webber Foundation is very pleased that there has been a solution provided to ensure that work will continue on the riverfront project," Rencher said in a statement. "We have future funding commitments in place that have already been approved by the board."

The Hudson-Webber Foundation's board is chaired by Jennifer Hudson Parke, who is the board secretary of the Detroit Riverfront Conservancy. Federal prosecutors allege Smith forged Hudson Parke's signature to secure a $5 million line of credit last fall — unbeknownst to anyone else at the conservancy — as part of his embezzlement scheme.

Mission: The mission of Berks County Community Foundation is to promote philanthropy and improve the quality of life for the residents of Berks County.

How did your company get started: Hildegard “Boots” Ryals, a member of the board of the Wyomissing Foundation, also served on the board of a community foundation in North Carolina. She asked the Wyomissing Foundation’s board of directors why Berks County didn’t have a community foundation. The Wyomissing Foundation’s board was intrigued and began looking into it. Wyomissing Foundation volunteer Alfred Hemmerich was excited by the idea. He explored how a community foundation worked and whether it would be possible to start one in Berks County.

“Alfred was a big man, as well as an energetic man,” said J. William Widing III, who served as the Community Foundation’s attorney when it was created and later served as board chairman. “He was motivated by a vision, he was committed to it, and he pursued it with as much energy as I’ve seen anybody pursue anything.”

To start the Community Foundation, Hemmerich employed the help of Eugene Struckhoff, a former president of the Council on Foundations. Hemmerich also relied on a steering committee made up of community members who were interested in forming a community foundation in Berks County.

Berks County Community Foundation’s articles of incorporation were filed June 7, 1994. Ten incorporators — all members of the steering committee — signed the document: Thomas A. Beaver, Nancy V. Giles, Alfred G. Hemmerich, Sidney D. Kline Jr., Karen A. Rightmire, June A. Roedel, William K. Runyeon, David L. Thun, Donald van Roden and J. William Widing III.

“The original vision was to establish a place where people could develop a foundation with some donor-advised funds, rather than developing their own personal family foundations,” said original board member Karen Rightmire. “So it was a really easy, good way for people who wanted to make gifts in perpetuity, or to make charitable gifts, to do it through the foundation.”

What is the key to your company’s success: The Community Foundation now manages about $140 million in assets and nearly 400 funds that award grants and scholarships. Thousands of grants and scholarships have been awarded, totaling over $79 million, since our founding in June of 1994.

“We are proud of our 30-year history of promoting philanthropy and improving the quality of life for residents of Berks County,” Murphy said.
